District Properties is proposing to redevelop the Scott Building (corner of Douglas and Hillside, former home of Scotiabank) by renovating the upper floors of the existing structure (conversion from office to rental residential) and constructing a new 6-storey purpose-built rental building on the adjacent surface parking lot. Retail will be on the first floor of the renovated structure as well as on the Hillside-facing portion of the new structure.
The initial community meeting with BCGA is on Monday Dec 11; does anyone have access to renderings?

I have a very simple plan for housing the homeless. I'll outline it here over the next few days. I've been trying to think of the way to make the most secure, private housing units, at the least expense, and I think I have it.

Now, bear in mind, these are VERY basic units. Each unit has a toilet/sink combination, a bed/cot, a chair and desktop, some shelving and a small TV (basic cable).

Each unit has a locking door, but they do not have a ceiling - and I'll explain why soon.

Has anyone been to this place on Quadra? Just finally got through to them after trying to call for pickup for two Fridays in a row and right now my chicken will be ready at 730. They are already out of potato wedges for the night and apparently have a line a line out the door. I am expecting some pretty good chicken right now.

This process has been going on for a while now as "Create Victoria", but just last week the draft City of Victoria Draft Arts Master Plan was presented to council.

The entire "Create Victoria" process is a noble one, and if the assorted constituents and functionaries - along with the local and regional politicians can keep their crap together ... something good might just come out of it all to the benefit of all who live here in the Capital Region.

The 12 little Kingdoms in the CRD really have to streamline how they fund the regional arts scene though. Right now it seems Victoria, Saanich, and Oak Bay are the only ones picking up the tab for things that it seems ALL residents of the CRD just presume are theirs too.

I rarely praise the City of Victorias governance (for good reason), but in this case they get sincere and serious kudos for at least making the effort to broaden the support base for the massive financial machine that is the arts industry in the CRD.

I thought it would be useful to have a thread about marijuana tourism. We are only 8 or so months from it being legal all across the country.

Has anyone seen anywhere that's advertising and mentioning marijuana? I'd think that accommodation providers are probably thinking about how to handle it. Surely cabins and the like should be marketing it. What's the story up at Port Renfrew? Any shops? Sooke RCMP, that patrols there is allowing a few shops in Sooke proper.

I'm also thinking we have a bit of an advantage. If you follow that most hotels will not allow smoking in rooms, we have the year-round weather that makes slipping outside for a smoke doable.

What do CRD smoking laws say about marijuana?

We are now about to witness a discussion that will take place in our province focused on poverty reduction. What does that mean? How does one reduce poverty? Is it the right thing to do? There is no question that some people require social assistance. How does a society decide who should receive money from those who have money?

There are some that will have us believe that a "guaranteed wage" will be good for everyone. There are some that will have us believe that taking from the rich and giving to the poor is not a health attitude and that this type of thinking will eventually lower the natural incentive that humans have to produce.

Please be EXTRA respectful when posting in this thread. I mean that. I want to hear your honest views on the topic. Here is an opportunity to be thoughtful and creative. Our provincial government is about to embark on a social experiment that could change the way we humans do business here.

Economy/jobs - how's the jobs there?

Trudeau's proposed changes to Canada's tax laws as they pertain to private corporations (i.e. small businesses), I feel, are a grab at revenues from a segment of the population that the Liberals believe is not powerful enough to affect election outcomes.

Calling small business owners tax evaders or individuals operating on a different plain than other Canadians, is not only shameful, but it's downright derogatory when the so-called evaders are utilizing tax laws as created by the very government that now considers them to be "unfair."

What the changes will translate to is an erosion of safety nets for small businesses, the erosion of investment capital a business has at the ready to expand, hire more employees, or weather a downturn. And they will also make operating a small business an even riskier undertaking.

Remember, this is the government that cut the Tax Free Savings Accounts by half, calling the investment of already taxed monies unfair. Now they want to tell small business owners, as the below G&M article segment posits, that a business putting away capital to sustain its future operations is ...offensive.

Of the tree changes, the one pasted below is the one that will be a hard pill to swallow for business owners. The income sprinkling change (allowing a spouse in a lower tax bracket to share some of a spouses earnings as far as taxes are concerned) will affect a lot of doctors who rely on stay-at-home spouses. The third change, related to capital gains, I don't understand enough as its more complex, but it's not the biggest issue, I don't think.

When a corporation generates income, it's eligible for a pretty attractive rate of tax (about 15 per cent, but it varies by province) on the first $500,000 (federally) of active business income. If a business owner doesn't need all of his earnings to support his lifestyle, it's common to leave the rest in the corporation to invest – perhaps in a portfolio earning passive income. For example, if you earn $100 in active business income and pay $15 of that to the taxman, you'd have $85 left to invest in the corporation. If you had earned that business income personally, and you're in the highest tax bracket (a marginal tax rate of about 50 per cent), you'd be left with just $50 to invest. So, there's an advantage to earning business income in a corporation if you earn enough that you won't spend it all.

The government thinks this is unfair, notwithstanding that you'll actually pay more tax over all if you invest inside the corporation and then eventually pay that income out to yourself as dividends later. That's right, corporate tax rates on passive income are high even under today's rules – don't let the government tell you otherwise. So, the only meaningful benefit is the larger amount to invest up front as noted in my example above. It appears that the government believes that having more money working for you today, if you have a corporation, is offensive (so much for helping Canadians save for the future).

The government is exploring how to limit the perceived benefit of leaving excess earnings inside a corporation to grow in a passive portfolio. Mr. Morneau is looking for comments from Canadians on a couple of primary options: (1) implementing a refundable tax that would apply to ineligible investments (the tax would be refunded once the capital is either paid out to you as taxable dividends personally, or is used in the active business), or (2) change the current refundable tax system on annual passive income so that the tax is no longer refundable if the investments were made with excess business income taxed at low rates. How does all of this simplify our tax system?

One of the six was suddenly chosen by the City, despite the assumption being that the proposals would be publicly vetted to some degree.

Hi everyone,
After searching this site/forum I'm a little overwhelmed with the info and direction I should be going in to accomplish my goal.
Basically, I'm looking to buy a pre-construction condo preferably downtown Victoria. My situation - I'm live/work in Ontario but I have three months off a year straight in which I take during the winter. I'm wanting a place in Victoria to spend those three months every year. For the 9 months I am in Ontario, Id either like to rent my place or have it as an Air bnb if I could find the right property manager and if the condo corp allows for it....
If anyone has any suggestions or opinions please advise!!

Aryze developments is proposing to build a 17-unit townhouse complex on Fairfield Road next to Hollywood Park.

The new development, Fairfield Green, will be built in 3 separate structures in the 1700 block of Fairfield Road. The units will range in size from 2-4 bedrooms and will feature 'living walls'.

Hello Vibrant Victoria. I'm from the interior of British Columbia. Last month I dropped my efforts of finding a decent condo in Victoria for a price I felt comfortable with. The majority of condos were selling for 20-50+ thousand above asking price. By chance, I stumbled upon a pre-constructed condo on Realtor.ca. I honestly had no idea sales of pre-constructed condos was a thing.

For the past week, I've been researching pre-constructed condos with Vibrant Victoria lending a very helpful hand. I've read enough about pre-constructed condos that I'm confident in pursuing this route instead of buying a resale condo. However, I am unsure of which condo would suit my needs.

I'm interested in the following condos:

The Wade
Yates on Yates
989 Victoria
(Have I missed a condo worth looking at?)

My condo must have:

1 bedroom + 1 den (the size of the den is not an issue because it will be used as an office)
1 parking spot
Allows Dogs (any size)
Not built until 2019+
A balcony

I don't mind having an inner courtyard or a street unit. BBQ's and fancy appliances are a bonus but they are not a deal breaker. I'd prefer ground floor for my dog but a higher floor is fine. A two bedroom unit is too large for my needs. I want a unit under $400,000 dollars but I'd be willing to stretch to $450,000 provided the construction date is mid 2019.

The purchase of a condo will mark a significant career change in my life. I intend to live in this condo for a minimum of five years, possibly ten years depending on how my plan works out. I'd like the forum's opinion on which condo would be best suited towards my needs.

It's a convenient place to go .
This is the second time the food was ho hum .

Planned for a parcel between the headquarters of Farmer Construction and Dockside Green's wastewater treatment plant, the 12,000 square foot LEED Gold-designed complex will facilitate the distilling of Merridale's line of spirits alongside a 40-seat ground floor restaurant with an (approximately) 40-seat seasonal rooftop terrace. A tasting bar, fronting onto Harbour Road, will offer growler fills and a retail merchandising component. The distillery will incorporate the use of vapour scrubbers that eliminate 80% of odours created through the distilling process.
