Bingo posted topic Land Swaps in the CRD - Pros and Cons

lpoutine,

Bingo has just posted a new topic entitled "Land Swaps in the CRD - Pros and Cons" in forum "Urban Design".

----------------------------------------------------------------------
------------ QUOTE ----------
Saanich planners are recommending the municipality's councillors reject an amendment to the regional growth strategy that is necessary for a land swap between Langford, Metchosin and the Beecher Bay First Nation to go through.
"A Saanich elected official should have no say in what happens 20 kilometres away," Langford Mayor Stew Young said.
"This thing is so bloody ridiculous. … It's just more evidence that the regional governance system and growth strategy do not work."
The land swap would involve adjusting the boundary between Langford and Metchosin.
Beecher Bay would transfer to Metchosin three parcels of Crown land, totalling 250 acres, that are being offered to the band as part of a treaty package.
The parcels would be protected as green space.
In return, Beecher Bay would receive partial ownership in a proposed business park on land currently straddling the Langford and Metchosin border.
The boundary adjustment would place 367 acres of Metchosin lands within Langford, including all the land for the business park.

----------------------------------------------------------------------
http://news.nationalpost.com/features/death-knell-for-chinatown

------------ QUOTE ----------
VANCOUVER — As dusk fell over Chinatown recently, a line formed outside the entrance to Kissa Tanto, a stylish Japanese-Italian eatery named Canada's best new restaurant this year by enRoute magazine. A trio suited up for the downtown office towers nearby sipped cocktails over candlelight at the Juniper Kitchen and Bar. Around the corner, twentysomethings seated at share tables gorged on vegan pizzas at Virtuous Pie.
Hip new restaurants and glass and concrete condos in Canada's largest Chinatown have, some say, injected a youthful vigour into an area that has been stagnant for years.

As I am sure you are aware, an all party committee was formed 6 months ago by the Liberals to look at reforming the current election system. I'm not sure we have ever talked about this.

I lived part-time in Vancouver once, and out building had a pretty sweet outdoor pool, used it lots.

I was just looking at an aerial of Songhees, due to that thread, and I see Shutter has a nice pool.

So I'm thinking, what other building have pools/hot tubs around town?

I remember many many years ago a youngster died in the pool at a big apartment on Shelbourne St.

UrbanRail posted topic Island View Beach Project

lpoutine,

UrbanRail has just posted a new topic entitled "Island View Beach Project" in forum "Urban Issues".

----------------------------------------------------------------------
This past spring, I was part of a group of students who completed a two year study on Island View Beach and its vegetation. The program at Camosun I am enrolled in (will graduate this December) is called Environmental Technology (Diploma). Each year students are asked to divide into groups and choose a final project.
I have included GIS maps I worked on over those two years, which also included our group of 3 to go out on site and map 90% of the park. We stayed mostly within the field and marsh like areas.

Anyway thought I would share this, as this park has been a topic of hot discussion over the years.

Cheers

Aaron

UrbanRail posted topic City Hall Extension Discussion

lpoutine,

UrbanRail has just posted a new topic entitled "City Hall Extension Discussion" in forum "Urban Design".

----------------------------------------------------------------------
I have to admit it, I am not a fan of the 60s extension to City Hall. It dates back to an era of planners trying to suburbanize downtown cores, with many mixed results. So lets have a little fun, and I will come up with some renderings of what can be done. If we going to replace it, then lets do it right. The extension has no esthetic connection to the original City Hall building.

Now I know there are those who think we should keep it as an example of 60s architecture...but, perhaps we need to rethink this.

Ocean River Sports is sailing south along Store Street as its owner marks 35 years in the outdoor and paddling supply business and charts a future course.
Relocating Ocean River Sports to 1630 Store St., moving its docks and revamping its online presence are part of owner Brian Henry's strategy to keep the business competitive.

----------------------------------------------------------------------
The Whole Foods tour... SPOILER ALERT :muching_out: We biked there today and decided to lock our bikes at the Switch rest stop rather than look for an empty bike rack at Whole Foods. It's a good thing, they only have two bike racks in front of the store. First impressions - this place is huge, kind of Costco big but without the shelving. Very well laid out, fully stocked (unlike Target) and the employees were helpful and friendly. First, the right turn to Carey Rd. is finished: (https://flic.kr/p/MUcJDr) (https://flic.kr/p/NSmBZx) The Ravine Way entrance is done and the future dedicated bike lane is clearly visible: (https://flic.kr/p/NG3yDN) (https://flic.kr/p/NP7d81) Plenty of railings offset the lack of enough bike racks: (https://flic.kr/p/NJyhGe) The outdoor seating is nice and was well used: (https://flic.kr/p/NpMMCh) A look inside: (https://flic.kr/p/NpMPtS) (https://flic.kr/p/NpMSDj) (https://flic.kr/p/NpMUd1) (https://flic.kr/p/MUv65y) (https://flic.kr/p

UrbanRail posted topic Tips for winning Vancouver Island seats by Les Leyne

lpoutine,

UrbanRail has just posted a new topic entitled "Tips for winning Vancouver Island seats by Les Leyne" in forum "Victoria Politics".

----------------------------------------------------------------------
LES LEYNE TIMES COLONISTNOVEMBER 1, 2016 12:55 AM
"Always willing to help and generous to a fault, allow me to pitch — absolutely free — some sure-fire political ideas anyone can use to build a winning Vancouver Island election strategy.

Premier Christy Clark made some headlines last week by announcing the B.C. Liberals are going to have a specific Island platform for next Spring's campaign.

It will amount to a 10-year economic and investment plan for the Island. In what was
interpreted as either a threat or promise, she said Vancouver Island ''deserves the government's
full attention."

The B.C. Liberals have been falling further and further behind since the sweep in 2001 and now
have just two of the Island's 14 seats. The "Liberal Island caucus" of Don McRae (Comox Valley) and
Michelle Stilwell (Parksville-Qualicum) tries to make the best of their dismal plight. McRae likes
to brag that between the two of them, they've won six Paralympic gold medals.

But the party is tired of joking. McRae is retiring, so they have only one incumbent seeking re-election, which is an uncomfortably thin margin.

The idea of an artisanal, home-grown, fair-trade Island platform suggests they're tired of failure and
are going to make a concentrated effort to regain some self-respect, or at least avoid annihilation.

(Here's one small example of how bad it is for theLiberals. Education Minister Mike Bernier is doing an
annual visit to all B.C. school districts, and when word got to one Island district, they voted last week to
boycott him. The chair might grudgingly shake his hand if he shows up, but the obligatory photo-op with
the board won't happen, because they won't be there."It's just speed-dating," sniffed one of the trustees.

The kicker is: It's the Qualicum district, in a Liberal riding.)

Here's what needs to be done so that B.C. Liberal photo-ops on the Island have more than just one
person in them. If they ignore this advice, which has been known to happen, the NDP or the Greens can
take the concepts and run with them:

• Island Corridor.
It's a community-owned swath of real estate stretching 234 kilometres that comes with a rail line, on which next-to-nothing has been done for the past 10 years. The foundation that owns it is mistrusted by local governments, the promised upgrades never happened, the passenger service is defunct and there is no momentum. B.C. put $7 million on the table as a start on rail upgrades, but has rather quietly let it be known
that it can be spent on a trail if the rail idea —which needs huge dollars — fails. Any ideas to rejuvenate the corridor concept, set a direction and start toward a goal would be welcome. Somebody do something.

• The Malahat.
Despite years of incremental safety improvements on the highway, there's a new feature of Island life in the 21st century: total paralysis of the highway for hours on end on a regular basis after serious accidents. It is possible
to drive over the Malahat without crashing into something. Lots of people do. But even when they
achieve that, the peak-period volumes are to the point where alternatives need to be discussed.
Nobody expects a zillion-dollar promise to bypass the Malahat. But some kind of public conversation
about long-range alternatives needs to start.

• B.C. Ferries
— 4.1 per cent, four per cent, 3.9 percent and 1.9 per cent. That's the record of fare hikes since the last election. (The last one was offset by fuel rebate, which isn't going to last forever.) B.C. Ferries has ridden low oil prices and a tourism boom out of a financial crisis. Fare rage has eased compared to a few years ago, but it's
always smouldering. Pro tip for platform proponents: Lay off the fare increases.

• Campgrounds.
The government says about 200 new provincial campsites have been created in B.C. over the past few years. It's not nearly enough. Parks and campgrounds aren't getting the attention they need. Vancouver Island is a
recreation destination that's coming up short on quality campgrounds, further hampered by block
booking that cuts into availability even more —2020 new campsites by 2020!

----------------------------------------------------------------------
I was just dong some work for a client, and I got to thinking about driveway treatments.

If you were building a feature home today, what would you use?

Paving stones are I guess the prettiest, but I guess not all the permeable. I'm kind of partial to the concrete pavers with grass growing up between them.

I'm not sure that works on a largish scale.

UrbanRail posted topic Affordable Housing Question

lpoutine,

UrbanRail has just posted a new topic entitled "Affordable Housing Question" in forum "Urban Design".

----------------------------------------------------------------------
Here is a question to you. Should the region do more with federal and provincial help to solve the housing affordability issue? What I am getting at is the market has clearly failed as well as our elected officials (mostly provincial and federal) in dealing with the housing issue. Now I know the provincial government announced money recently (election bribery), but should it take an election year for government to respond? The last Coops were built in the 80s and it was the liberals that started the funding cuts with the conservatives following suite.

In my opinion homes and property are way over valued in the CRD and lower mainland. But unfortunately we can't change that or can we?

Should developers do more ( yes there are rentals being built but even their so called affordable rentals aren't really affordable.)

My wife and I were victims of being evicted this past May because of complains of parking issues, it was an illegal suite (run by Newport) and Saanich forced the new owners that bought the house we were living in to go back to a duplex from a four plex. We fortunately found a place but many aren't so lucky.

Shouldn't there be a cap on prices?

Your thoughts?

Rumour has it that the menu is about to change at the Axe & Barrel. From what I hear they're going to be bringing back more items that you'd consider pub grub. The customer numbers haven't been stellar. People that were used to the Loghouse have been staying away partly due to the weird bistro bbq menu and partly to the escalated prices. I doubt prices will go down but it will be good to have more choices on what is a fairly small menu.

A sad event is unfolding here in Victoria and we need the help/advice of the VibrantVictoria community. On August 2, 2016 the national Multiple Sclerosis Society of Canada announced that they will be

· selling the MS Centre at 1004 North Park, a place that many of us call home;
· discontinuing the MS Physiotherapy and gym program, the only one of its kind in Canada; and
· disbursing programs and services to other unknown locations or online.

The MS Society of Canada has not provided any information on where people with MS in Victoria and the surrounding area can go to participate in the many wellness programs delivered through the MS Centre. There has been no information to confirm these programs will exist once the building has been sold.

What makes this decision even more galling is that the building was originally owned by the local MS Society and when the local group merged with the national organization in 2001 it was sold to them for $2.00. Now the national organization intends to sell the building for $3,100,000, take this money out of the community, and eliminate/reduce our services.
http://calistings.cushmanwakefield.com/desktop_propertydetails.aspx?TransID=463023 (http://calistings.cushmanwakefield.com/desktop_propertydetails.aspx?TransID=463023)

Our options before us are:
1. try and stop the sale; or at least delay it; or
2. find an angel investor to buy the building for our use

We are working on the first option and hope to be successful, but we have a back up plan in the event that we are not.
We have registered a new non profit organization called the "MS Wellness Centre of Vancouver Island". We propose to retain the physiotherapy program and continue to offer all of the wellness programs that are currently being offered in the building. We believe we can run the building better than it is currently being run, through cooperation with other like minded organizations and optimizing the space through rentals. As a last resort we are hoping an angel investor will buy the building and allow it to be come a wellness for a variety of disabled people in Victoria.

But we do need your help. If you have any suggestions or advice you can give us as to how to proceed we would appreciate it. In particular we are looking for legal advice as well as public relations assistance; to try to reach the board members in Toronto to let them know that this decision will have a huge negative impact on a very vulnerable group of greater Victoria residents. Please go to our website if you are willing to help: saveourmscentre.ca

Mike K. posted topic [Rockland] 1201 Fort Street | 6 and 5-storeys; townhomes | condos | proposed

lpoutine,

Mike K. has just posted a new topic entitled "[Rockland] 1201 Fort Street | 6 and 5-storeys; townhomes | condos | proposed" in forum "City of Victoria".

----------------------------------------------------------------------
Abstract Developments plans to build 81 condos and ten townhomes at 1201 Fort Street and 1050 Pentrelew Place. The condos will rise to five and six-storeys.

Condos, townhomes planned for Victoria Truth Centre property on upper Fort Street
http://victoria.citified.ca/news/condos-townhomes-planned-for-victoria-truth-centre-property-on-upper-fort-street/

Abstract Developments is seeking development approvals for two condo residences and a row of townhomes at 1201 Fort Street and 1050 Pentrelew Place, according to municipal documents filed with the City of Victoria.

The project is planned for a 1.8-acre parcel in the Rockland neighbourhood sold to Abstract earlier this year by the Victoria Truth Centre church. The land had been listed for sale at $7-million by commercial brokerage firm CBRE Victoria.

"Following the purchase of the site we began community consultations to get a sense of direction from nearby residents. We've held ten such engagement sessions, and they've shaped a development vision that is in-keeping with the Official Community Plan and which we are now presenting to the City," said Mike Miller, head of Abstract Developments.

Miller says the unique nature of the site, with its mature trees and greenery, played a key role in the layout of the buildings and overall site concept.

"One of our goals is to retain as many of the property's mature trees as possible, and we'll be able to do this by situating our buildings around the trees while maintaining 70% of the property as open, undeveloped space," Miller said, adding that as part of a placemaking effort, Abstract will create a public green space accessible off of Fort Street with a cut-through to Pentrelew Place. Two-tower condo and rental development pitched for downtown Victoria lot
http://victoria.citified.ca/news/two-tower-condo-and-rental-development-pitched-for-downtown-victoria-lot/

Vancouver-based Chard Development has confirmed the purchase of a high-profile downtown Victoria property where the company plans to erect two residential towers, Citified has learned.

Officially designated as 848-852 Yates Street and 849 Johnson Street, the one-quarter hectare parcel – currently used as a surface parking lot for some 120 vehicles – is eyed as the future site of a rental tower fronting onto Johnson Street and a condo tower fronting onto Yates Street.

While building heights are yet to be determined, recent nearby residential developments have pushed upwards of 17-storeys and it is anticipated Chard will seek approvals in-keeping with the status quo. Four-storey office and retail development planned for 900-block of Fort Street

Big plans are in the works for a small property at 950 Fort Street in downtown Victoria's Harris Green district, according to land owner de Hoog & Kierulf Architects.

A letter posted to the storefront window by the existing single-storey building's sole tenant, Daisy Chain Florists, informs customers that the site is envisioned to become a four-storey multi-use building with retail spaces on the ground floor and office space above.

de Hoog & Keirulf purchased the site earlier this year with the intent of redeveloping the land into a new head office. The firm's existing location is situated immediately across the street. Adrian22 posted topic Allison Crowe and Band: Introducing / Heirs+Grievances - Saturday, October 29 @ Charlie White Theatre, MWC

lpoutine,

Adrian22 has just posted a new topic entitled "Allison Crowe and Band: Introducing / Heirs+Grievances - Saturday, October 29 @ Charlie White Theatre, MWC" in forum "Arts, Culture and Entertainment".

----------------------------------------------------------------------
Charlie White Theatre, Mary Winspear Centre, 2243 Beacon Avenue, Sidney V8L 1W9 - Saturday, October 29, 2016 @ 7:30 pm

l - r: Sarah White (mandolin, guitar, vocals); Allison Crowe (vocals, piano, guitar, fiddle & bodhran); Lin (cello, vocals); and Dave Baird (bass)

"No matter where Allison Crowe is in this world, that voice, that conviction, it crosses all borders. She's one of those rare artists that fits into any culture, any community because she is who she is - an incredible talent," observes Jeff Pitcher, Artistic Director of Theatre Newfoundland and Labrador.

And so it is that Nanaimo-born Crowe, home in Corner Brook, NL, on Canada's Atlantic coast for o'er a decade, finds her thrilling hybrid of Canadiana, Celtic, jazz, roots, folk, soul and rock loved deeply from the Hollywood Hills and Scottish Highlands to countries of Maritime and Mainland Southeast Asia and beyond. Since this Spring her unique repertoire, more than 159 original song recordings, plays in markets and street galleries throughout the republic of Portugal, land of Fado music. In recent years Crowe's toured with Canada's Royal Winnipeg Ballet, crowned a festival stage with the Master of the Queen's Music, and serenaded Clark Kent undercover in a Superman blockbuster.

Passionate universality is also an hallmark of her stellar band: Allison Crowe on lead vocals, piano, guitar, fiddle & bodhran; Lin, cellist and vocalist, hailing from Germany's Black Forest; Sarah White, mandolinist, guitarist and singer nurtured by Newfoundland & Nova Scotia; alongside Dave Baird, bassist, hatched on Vancouver Island.

The quartet seamlessly bridges Crowe's vital originals with fresh takes on traditional tunes spanning centuries as well as modern classics by Leonard Cohen, Annie Lennox, Gary O'Driscoll. The band's debut double-album, "Introducing / Heirs+Grievances", the 20th release from Rubenesque Records, is out now. Devon, UK-based music/arts writer Mike Ferguson, (posting in "Some Diurnal Aural Awe"), anticipates you'll be "royally entertained" by a show "full of the joy and fun that comes across on this cd's live offering".

You All Haunt Me - Allison Crowe and Band - Heirs + Grievances (https://vimeo.com/164032872) from Allison Crowe (https://vimeo.com/allisoncrowe) on Vimeo (https://vimeo.com).

"Heirs + Grievances is a gorgeous, full circle showcase of Allison's growth as a singer-songwriter and multi-instrumentalist. Her extraordinary voice is unrestrained and beautifully accompanied by her bandmates," notes West Virginia-founded culture blog Muruch.
