A group made up of X-Changes Gallery, the Victoria Arts Council, Vancouver Island School of Art, CineVic and Errant Art Space is in discussions with the owners of 722 Johnson St. to buy the newly renovated building and establish an arts hub they hope will provide affordable space.
The five-storey building has been listed for sale for $10.5 million.
Spokeswoman Heidi Bergstrom of X-Changes Gallery said they have been looking for this kind of situation for a few years, after concluding that by pooling their lease payments, they could cover a mortgage payment.
Together, the groups pay about $300,000 in rent annually.
They say B.C. arts-funding levels simply can't keep up with rising rents — between 2013 and 2023, commercial rents in the province surged by 270%, while operating funding from the B.C. Arts Council increased by only 25%.
The difficulty has been getting enough money together for a down payment and to qualify for financing, while continuing to pay rent.
But they may have found the right building owners in Ian Laing and Tim Quocksister to make that happen.

A new social-media platform built by Canadians, for Canadians, and operated in Canada, will publicly launch in October with support from some of the most prominent names in the Canadian innovation sector.
Titled Gander Social Inc., the app was created by five Canadian co-founders who grew frustrated with the torrent of trolls, disinformation and divisive content they experienced on other platforms, largely owned by American tech giants.
When Donald Trump was elected president for a second term, co-founder and CEO Ben Waldman said this frustration morphed into fear, as conversations around data sovereignty (https://www.theglobeandmail.com/business/article-changing-us-relationship-has-thrust-canadas-data-sovereignty-into-the/) – ensuring Canadian control over access, usage and storage – became more pervasive.
"What it came down to was the fear that, without firing a shot, we could easily be annexed by Trump issuing an executive order that all of his friends would immediately adhere to and shut down all of the cloud services that we use every day in business and government, and we would just simply be offline," he said.
"And that was a scary moment."
Gander will feature written posts and videos, giving users the choice to tailor their feed to the types of content they most enjoy. Just like the social-media platform Bluesky, Gander is built on AT Protocol, which means it's part of an open, decentralized network and not controlled by a billionaire.
To ensure data sovereignty for Canadian users, Mr. Waldman said Gander is working with Canadian cloud-service provider ThinkOn to build a parallel network of servers entirely in Canada.
Therefore, users will have the option to toggle between having their posts appear on the larger, open network or the Canada-only network. This will also enable Gander on the domestic network to control its own privacy and moderation rules, which will adhere to the Canadian Charter of Rights and Freedoms.

Before that, though, the business plans to roll out the welcome mat in a big way. During its first week, it will offer free washes to anyone who stops by, no strings attached beyond a one-time phone number entry, with the company stating that it aims to give away 15,000 free washes.
There's no shortage of car washes in Greater Victoria – but none quite like this.
Set to open on July 1, Speedwash Colwood is bringing what it says is the country's longest express car wash tunnel to the West Shore, marking the Canadian company's first foray onto Vancouver Island.
The fully automated system will be capable of washing up to 250 cars per hour, with each wash taking just three minutes from start to finish.
But the build is more than just big. Backed by a sustainability-first model, the facility will recycle up to 90 per cent of its water use – a critical feature as the Island heads into another dry summer.
"A lot of people don't realize a tunnel like ours actually uses less water than washing your car at home," said Dawson Weich, chief of marketing and technologies.
The site will also feature 20 self-serve vacuum stations, complimentary detailing tools, and eco-friendly soaps that are biodegradable and phosphate-free. Free vacuuming and matte washing will be offered for the first month after opening.
Colwood will be Speedwash's fourth B.C. location, joining sites in Surrey, Langley and Chilliwack. They offer three separate tiers for washes (protect, shine and clean), with their highest tier costing $30 each, or $55 for a monthly membership.

Before that, though, the business plans to roll out the welcome mat in a big way. During its first week, it will offer free washes to anyone who stops by, no strings attached beyond a one-time phone number entry, with the company stating that it aims to give away 15,000 free washes.
There's no shortage of car washes in Greater Victoria – but none quite like this.
Set to open on July 1, Speedwash Colwood is bringing what it says is the country's longest express car wash tunnel to the West Shore, marking the Canadian company's first foray onto Vancouver Island.
The fully automated system will be capable of washing up to 250 cars per hour, with each wash taking just three minutes from start to finish.
But the build is more than just big. Backed by a sustainability-first model, the facility will recycle up to 90 per cent of its water use – a critical feature as the Island heads into another dry summer.
"A lot of people don't realize a tunnel like ours actually uses less water than washing your car at home," said Dawson Weich, chief of marketing and technologies.
The site will also feature 20 self-serve vacuum stations, complimentary detailing tools, and eco-friendly soaps that are biodegradable and phosphate-free. Free vacuuming and matte washing will be offered for the first month after opening.
Colwood will be Speedwash's fourth B.C. location, joining sites in Surrey, Langley and Chilliwack. They offer three separate tiers for washes (protect, shine and clean), with their highest tier costing $30 each, or $55 for a monthly membership.

The first-ever Mosh the Rock Island MetalFest is set to take over Sooke's Fred Milne Park for a one-day all-ages event celebrating the loudest and heaviest music Western Canada has to offer.
The event comes courtesy of Royal Savoie, a man of many hats in the Island's metal community, who has spent years booking events, promoting shows and managing bands, much of it through his own company, Royalty Entertainment. Some may be familiar with his work as a radio DJ hosting CFUV 101.9's Thrash Can – others may have seen him delivering the mail at his day job with Canada Post or in the pit at a local show.
