TheInterior posted topic Pre-Construction Condo Sales Help

lpoutine,

TheInterior has just posted a new topic entitled "Pre-Construction Condo Sales Help" in forum "City of Victoria".

----------------------------------------------------------------------
Hello Vibrant Victoria. I'm from the interior of British Columbia. Last month I dropped my efforts of finding a decent condo in Victoria for a price I felt comfortable with. The majority of condos were selling for 20-50+ thousand above asking price. By chance, I stumbled upon a pre-constructed condo on Realtor.ca. I honestly had no idea sales of pre-constructed condos was a thing.

For the past week, I've been researching pre-constructed condos with Vibrant Victoria lending a very helpful hand. I've read enough about pre-constructed condos that I'm confident in pursuing this route instead of buying a resale condo. However, I am unsure of which condo would suit my needs.

I'm interested in the following condos:

The Wade
Yates on Yates
989 Victoria
(Have I missed a condo worth looking at?)

My condo must have:

1 bedroom + 1 den (the size of the den is not an issue because it will be used as an office)
1 parking spot
Allows Dogs (any size)
Not built until 2019+
A balcony

I don't mind having an inner courtyard or a street unit. BBQ's and fancy appliances are a bonus but they are not a deal breaker. I'd prefer ground floor for my dog but a higher floor is fine. A two bedroom unit is too large for my needs. I want a unit under $400,000 dollars but I'd be willing to stretch to $450,000 provided the construction date is mid 2019.

The purchase of a condo will mark a significant career change in my life. I intend to live in this condo for a minimum of five years, possibly ten years depending on how my plan works out. I'd like the forum's opinion on which condo would be best suited towards my needs.

Thank you Vibrant Victoria in advance. This website has been incredibly helpful with my research needs. :D

http://victoria.citified.ca/news/merridale-distillery-and-restaurant-to-open-at-dockside-green-by-mid-2019-cidery/

A Victoria location of Merridale Cidery & Distillery is slated to open along Harbour Road at Vic West's Dockside Green development by mid-2019, Citified has learned. Planned for a parcel between the headquarters of Farmer Construction and Dockside Green's wastewater treatment plant, the 12,000 square foot LEED Gold-designed complex will facilitate the distilling of Merridale's line of spirits alongside a 40-seat ground floor restaurant with an (approximately) 40-seat seasonal rooftop terrace. A tasting bar, fronting onto Harbour Road, will offer growler fills and a retail merchandising component. The distillery will incorporate the use of vapour scrubbers that eliminate 80% of odours created through the distilling process. A green roof and landscaping along the perimeter of the building and its surface parking lot will complement Dockside's existing landscaping measures along Harbour Road. Rumour mill: Colwood's Country Rose Pub lined up for ownership shuffle

Colwood's storied Country Rose Pub may be lined up for major changes if rumours of its sale to local restaurateurs hold true. Situated at 592 Ledsham Road near the nexus of Sooke and Metchosin roads, the Country Rose has been a mainstay of Colwood's pub and restaurant scene for generations and currently operates as one of only two pubs in the municipality. With ratings of 4.2 out of 5 on Facebook and 3.6 out of 5 on restaurant review site Zomato, the Country Rose has been buoyed by a loyal following among its immediate neighbours and Westshore residents. Victoria's food and dining grapevine hints the pub has been acquired by a group of entrepreneurs with reported ties to the Capital City's culinary industry. However, it remains unclear whether the pub will remain operating as-is, be rebranded into a new pub concept, or have its use altered to a restaurant or eatery in lieu of a neighbourhood pub. Details of the sale and a request for additional information from pub management
were not received in time for the publication date of this post. More information will be presented as it becomes available. ©

VicHockeyFan posted topic Cafe Layla - 1008 Langley St. (near Broughton)

lpoutine,

VicHockeyFan has just posted a new topic entitled "Cafe Layla - 1008 Langley St. (near Broughton)" in forum "Restaurant & Eatery Reviews".

----------------------------------------------------------------------
Cafe Layla is open now...

http://cafelaylavictoria.com/

Café Layla is a licensed restaurant founded by long-time restaurateur Kent Jomha along with his daughter Brittni and son-in-law Chris, and features authentic, home-style Lebanese and Mediterranean cuisine (http://cafelaylavictoria.com/menu/) in a contemporary yet inviting setting.
Kent's close family ties to Lebanon (his father having grown up in a small town called Layla, the restaurant's namesake) meant he grew up eating authentic, home-cooked Lebanese food. Throughout his travels, he also became passionate about Mediterranean food, which led to his first restaurant "Hummus Brothers" in his then-home, Prince George. He has since moved to Victoria to put down roots, joined by Brittni and Chris, for their next labour of love, Café Layla.
Please come join us. You'll feel right at home!

amor de cosmos posted topic 722 Johnson

lpoutine,

amor de cosmos has just posted a new topic entitled "722 Johnson" in forum "City of Victoria".

----------------------------------------------------------------------
------------ QUOTE ----------
A local developer is breathing new life into a downtown Victoria office building, and intends to populate it with young lives.

Ian Laing and partner Tim Quocksister are in the midst of a $2-million renovation of 722 Johnston St., a former government ministry building, and intend to offer three storeys of the site to a corporate daycare company this fall.

Laing said the building will have a drastically new look, and a wildly new function, when it reopens in September.

"The building has been there a long time, and it's a nice symmetrical building but you always seem to miss it on the street," he said, noting the old design allowed it to blend into its surroundings.

Laing said he and Quocksister intend to make it stand out with a fresh, modern look outside, and they have gutted its five floors.

"When we're done, it will look like a brand new building," he said, noting the exterior siding, which is designed to never fade, and other exterior touches will cost $600,000 alone.

The renovation and tenant improvements are expected to be completed by the middle of September.

That's when Willowbrae Academy intends to open its three-storey daycare centre.
