Vancouver-based Chard Development has confirmed the purchase of a high-profile downtown Victoria property where the company plans to erect two residential towers, Citified has learned.

Officially designated as 848-852 Yates Street and 849 Johnson Street, the one-quarter hectare parcel – currently used as a surface parking lot for some 120 vehicles – is eyed as the future site of a rental tower fronting onto Johnson Street and a condo tower fronting onto Yates Street.

Big plans are in the works for a small property at 950 Fort Street in downtown Victoria's Harris Green district, according to land owner de Hoog & Kierulf Architects.

A letter posted to the storefront window by the existing single-storey building's sole tenant, Daisy Chain Florists, informs customers that the site is envisioned to become a four-storey multi-use building with retail spaces on the ground floor and office space above.

Greater Victoria's rental market has become more expensive, according to PadMapper, an online service linking apartment hunters with available units.

The company says Victoria is the third most-expensive rental market in the country, leaping over Calgary since its last survey of major centres.

PadMapper ranks cities based on the listings it can find on its site and those on sites such as Craigslist or Kijiji.

The ranking is based on the median price paid for one- and two-bedroom units.

According to the company, Victoria is following trends seen in Vancouver, as the median price of a one-bedroom unit in Victoria increased 0.9 per cent to $1,080 in the last month, while the median price of a two-bedroom unit decreased 2.3 per cent to $1,340.

Vancouver and Toronto remain the two most-expensive rental markets. Median one-bedroom rent grew 2.9 per cent in Vancouver to $1,750, while the median two-bedroom rent declined 1.5 per cent to $2,680.

In Toronto, rents continued to soften, with one-bedroom rents decreasing 1.5 per cent to $1,310 and two-bedroom rents dropping 2.3 per cent to $1,680.

Much of the seawall and public waterfront spaces that now wrap most of the downtown Vancouver peninsula did not take form until the 1990s, when major redevelopment projects began at Coal Harbour and the Expo World's Fair lands.

The best part about beer is that it can be enjoyed at any time of the year, and it should be celebrated in the same manner. At RG Properties, we recognized a void in the beer celebration calendar that needed to be rectified.

Most beer festivals are held throughout the summer months to take advantage of the beautiful relationship between warm weather and cold glass of suds. There are few things that go together so well, but having to wait through fall, winter and spring to get together again and see what is occurring in the industry by celebrating the delectable flavours seems very short sighted.

To bridge the gap, we have decided to have everyone raise a mug of holiday cheer and join us for the first ever Christmas Craft Beer Show at the Save-On-Foods Memorial Centre.

In our estimation, this is a great concept that will allow the multitude of fantastic local micro-breweries to gather together to display their seasonal products as well as their brewery favorites to both beer lovers and food and beverage professionals ahead of the holiday season.

This is an out of the box event for the Save-On-Foods Memorial Centre, but one we believe is needed in Victoria and will allow for all involved to garner exposure ahead of the most significant holiday season of the year and a chance for us all to enjoy a happy and prosperous New Year!

Thinklandia, Victoria's creative festival, opens tomorrow and runs through September 13th. This year they're holding it at Dockside Green. Well, at least DG is doing something with their empty property.

Multiple industry insiders say talk of Chapters leaving downtown Victoria, Shoppers Drug Mart taking over its space, and the Shoppers Drug Mart building being redevelopment is the real deal.

But this will play out over the span of a couple of years, there are no immediate closures pending and no buildings will be coming down next year.

Speaking on condition of anonymity, industry insiders tell Citified the three-level Chapters bookstore at 1212 Douglas Street is in the midst of a downtown Victoria exit strategy, a plan that will eventually see the operation vacate its retail space of 20-years.

Although Chapters' parent company Indigo Books and Music has been closing locations in secondary markets across Canada, Chapters is expected to maintain a retail presence on southern Vancouver Island.
